NOTICE OF SUBSTITUTE TRUSTEE'S SALE OF REAL ESTATE WHEREAS, on November 20, 2012, Eric Ellison and Wife, Karla Ellison f/k/a Karla Bowie, by their Deed of Trust recorded on December 3, 2012 in Record book 1448, Page 636, in the Register's Office for Roane County, Tennessee, conveyed the hereinafter described real estate to Billy M. Rice, Trustee, to secure the payment of one promissory note in the amount of $28,500.00, payable to Citizens First Bank, dated November 20, 2012, to which Deed of Trust reference is hereby made; and WHEREAS, the owner and holder of said Deed of Trust has appointed Pamela P. Gibson as Substitute Trustee by instrument recorded in the said Register's Office; and WHEREAS, default having been made in the payment of said indebtedness now past due, the entire amount of the same having been declared due and payable in accordance with the terms of the Note and Deed of Trust, Citizens First Bank has directed me, the undersigned Substitute Trustee, to foreclosure said Deed of Trust in accordance with the terms thereof, on the said real estate. NOW, THEREFORE, by virtue of the authority in me vested by said Deed of Trust, I will, upon the 4th day of March, 2016, at 11:00 A.M., local time, offer for sale and sell on the steps of the Roane County Courthouse, in Kingston, Tennessee, at public outcry to the highest and best bidder, for cash, and in bar of all statutory rights and equity of redemption, homestead, dower and all other rights of any kind, all of which are hereby expressly waived, the following described real property: Situated, LYING AND BEING in the First Civil District of Roane County, Tennessee, without the corporate limits of any municipality and being more particularly described as follows: PARCEL NO. 1: BEING a lot or parcel of land on the Margrave Road located in the City of Harriman, Roane County, Tennessee, and beginning at an iron pin on the Northwest corner of a lot sold to Carl Westmoreland on the East side of the Margrave Road; thence with the Westmorland lines East 150 feet; thence Northwest 100 feet; thence Northwest 150 feet to the Margrave Road; thence 100 feet Southwest point of beginning being at lot 100 feet by 150 feet, known as Lot No. 4 on a Map or blue print attached to a deed of record in the Register's Office for Roane County, Tennessee, in Deed Book K-6, Page 208. PARCEL NO. 2 BEING Lot No. 5, Christmas Subdivision, located on the corner of Margrave Road and Ayers Avenue, City of Herriman, Roane County, Tennessee and beginning at an iron pin on the Margrave Road; thence along said Margrave Road, North 62 degree East 100 feet to an iron pin on the corner of Ayers Avenue; hence with Ayers Avenue, South 23 degree East 150 feet to an iron pin; hence South 35 degree 75 min. West 100 feet; thence North approximately 150 feet to the Margrave Road and the point of beginning, being a lot or plot of group 100 feet by 150 feet. This property is shown as being Parcel 11, Group B on Tax Map 17N, in the Property Assessor's Office for Roane County, Tennessee. Being the same property conveyed to Eric Ellison, a single man, and Karla Bowie, a single woman by warranty deed of America General Financial Services, Inc., dated September 15, 2008 and recorded September 22, 2008 at 8:30 a.m., in Deed Book 1294, Page 462 in the Register's Office for Roane County, Tennessee. Subject to any easements and rights of way, visible or otherwise.
