NOTICE OF SUBSTITUTE TRUSTEE'S SALE OF REAL ESTATE WHEREAS, on August 14, 2007, Kristy L. McGill, unmarried, by her Deed of Trust recorded on August 15, 2007 in Book 1244, Page 78, in the Register's Office for Roane County, Tennessee, conveyed the hereinafter described real estate to David L. Flitcroft, Trustee, to secure the payment of one promissory note in the amount of $120,175.00, payable to K-25 Federal Credit Union, now Enrichment Federal Credit Union, dated August 14, 2007, to which Deed of Trust reference is hereby made; and WHEREAS, the owner and holder of said Deed of Trust has appointed Pamela P. Gibson as Substitute Trustee by instrument recorded in Book 1600, Page 199 in the said Register's Office; and WHEREAS, default having been made in the payment of said indebtedness now past due, the entire amount of the same having been declared due and payable in accordance with the terms of the Note and Deed of Trust, Enrichment Federal Credit Union has directed me, the undersigned Substitute Trustee, to foreclosure said Deed of Trust in accordance with the terms thereof, on the said real estate. NOW, THEREFORE, by virtue of the authority in me vested by said Deed of Trust, I will, upon the 16th day of March, 2017, at 11:30 A.M., local time, offer for sale and sell on the front steps of the Roane County Courthouse, in Kingston, Tennessee, facing E. Race St., at public outcry to the highest and best bidder, for cash, and in bar of all statutory rights and equity of redemption, homestead, dower and all other rights of any kind, all of which are hereby expressly waived, the following described real property: Situated in the First Civil District of Roane County, Tennessee, within the corporate limits of the City of Harriman, Tennessee, and being more particularly described as follows: Beginning at a the point of intersection of School Street and Russell Avenue,; thence from said intersection and along School Street North 67 degrees 00 minutes East 89.97 feet to an iron pin found; thence South 15 degrees 25 minutes 30 seconds East 112.15 feet to an iron pin found; thence South 68 degrees 52 minutes West 97.64 feet to an iron pipe found; thence North 11 degrees 17 minutes West 110.29 feet to a railroad spike found in the right of way of School Street, being the point of beginning. Being the same property conveyed to Kristy L. McGill, unmarried, by deed from Jeremy McKinney and wife, Melissa McKinney, dated August 14, 2007, recorded August 15, 2007, in Book 1244, Page 76, in the Register's Office for Roane County, Tennessee. This property is subject to all applicable easement, permissive use agreements and restrictions of record in the register's office. Also conveyed are all rights in easements and permissive use agreements of record. If there is a mobile home or other structure located on the subject property, Grantor/Borrower grants a security interest in such mobile home or other structure to the owner of the indebtedness secured by this deed of trust. THE ABOVE DESCRIPTION IS THE SAME AS THE PRIOR DEED OF RECORD, NO BOUNDARY SURVERY HAVING BEEN MADE AT THE TIME OF THE CONVEYANCE.
