SUBSTITUTE TRUSTEE'S SALE Default having been made in the payment of the debts and obligations secured to be paid by a certain Deed of Trust executed March 19, 2008 by Joseph L. Troutt, and wife, Lisa H. Troutt to John Bruno, as Trustee, as same appears of record in the Register's Office of Roane County, Tennessee, in Book 1272, Pages 47-49, and the undersigned having been appointed Substitute Trustee by instrument recorded in the Roane County Register of Deed's Office, and the owner of the debt secured having requested the undersigned to advertise and sell the property described herein and conveyed by said Deed of Trust, all of the said indebtedness having matured by default in the payment of a part thereof at the option of the owner, this is to give notice that the undersigned or his agent will, on August 28, 2015, commencing at 2:30 p.m., at the Main Door of the Courthouse in Roane County, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property to wit: Described property located in the First Civil District of Roane County, Tennessee, to-wit: Lot Number 64 in the Allison Woods in Roane County, Tennessee, on Allison Drive, as set out in a map or plat of record in the Register's Office for Roane County, Tennessee. The current plat of Allison Woods duly appears of record in the Register's Office for Roane County, Tennessee, on two sheets one being Sheet 1, Plat Cabinet A, Slide 71(2), and also Plat Cabinet A, Slide 72(1). There was an original plat recorded in the Register's Office for Roane County, Tennessee, in Cabinet A, Slide 48, Slide 2, and the above two are a re-subdivision of Lots 3 and 11 and Lots 14 and 15. BEING THE PROPERTY CONVEYED IN Special Warranty Deed from Liquidation Properties, Inc. to Joseph L. Troutt and Lisa H. Troutt, dated 06/08/2005, recorded 07/11/2005, in Deed Book 1123, Page 184, in the Register's Office for Roane County, Tennessee. This conveyance includes a 1996 Horton Doublewide Mobile Home. Tax Parcel Identification Number: 057O-A-013.00 Property Address: 238 Allison Drive, Harriman, TN 37748 Interested Parties: First State Finance, Inc. and Roane County Chancery Court. All right and equity of redemption, homestead and dower is waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. Title is to be conveyed subject to all prior liens, easements, covenants, and restrictions that may exist, including, but not limited to, any unpaid ad valorem taxes or other taxes, and also subject to the right of redemption of the Internal Revenue Service and the State of Tennessee and any other taxing authority.
